Chatsworth Road Conservation Area
Planning permission In October 2008 Croydon Council designated us as the Chatsworth Road Conservation Area because it is ‘An area of well preserved large Victorian and Edwardian houses, in a range of notable styles, located in close proximity to Croydon town centre’. Then in January 2016 in order to protect the special character of the conservation area, and in line with section 8.2 of the Chatsworth Road Conservation Area Management Plan, Croydon Council confirmed an Article 4 Direction which removed permitted development rights. It is vital that all homeowners understand that they must apply for planning permission before they make any changes to buildings in the Chatsworth Road Conservation Area. This includes changing doors and windows or fixing satellite dishes and solar panels. Removing permitted development rights Article 4 Directions remove specific permitted development rights as set out in the Town and Country Planning (General Permitted Development) Order 1995 (as amended). The conservation area is under pressure from a number of changes which could result in threats to its special character and appearance and the following development rights have been removed from properties within the conservation area:

As we are in a Conservation Area you need permission to trim or cut down the trees in your garden. The law applies to any tree in which the trunk has a diameter of 75mm (3 inches) or more. You must give Croydon Council six weeks notice in writing before work starts. The application process is simple and straightforward. The Legal requirement is as follows: https://www.croydon.gov.uk/environment/treesandlandscape/conareas You must give the council six weeks written notice prior to carrying out work to trees in a conservation area. |
Owners/occupiers within the conservation area have been made aware of the confirmation of the Direction by letter and public notices have been published in a local newspaper and erected in the local vicinity. Copies of the letter and public notice can be downloaded below. The Secretary of State has also been notified in accordance with Paragraph 1, sub-paragraph 11 of Schedule 3 of the Town and Country Planning (General Permitted Development) (England) Order 2015. The Article 4 Direction applies to the whole of the Chatsworth Road Conservation Area. A copy of the Direction, including a map defining the area covered is available from the download section below.
